PROJECT NAME: Market Station



SUMMARY


Market Station is the mixed-use, infill redevelopment of the former Regional Transportation District bus terminal in downtown Denver. Located at the crossroads of the Denver Central Business District and Lower Downtown, Market Station is one of the final cornerstone pieces of the Union Station redevelopment master plan. The project is composed of nearly equal parts residential, office, and retail space, providing continuous activation and energy to this key location. Furthermore, Market Station is home to BASECAMP, a year-round hub for outdoor recreation, retailing, and conservation activity in the center of Denver. Market Station and BASECAMP are the place to start your adventures in and outside the city.

SITE COMPOSITION


Buildings: A 10-story building and a five-story building.


Street/parking: Nearly full block between 16th, Market, Blake, and 17th streets with below-grade structured parking using individual mechanical car stackers.


Open space: Through-block “paseo” courtyard, accessible via pedestrian passageways linked to all four street frontages of the project.

Total: About 1.9 acres


Gross floor area: About 400,000 square feet (excluding below-grade)


Net floor area: About 340,000 leasable square feet


Retail and restaurant net floor area: About 70,000 leasable square feet


Office net floor area: About 110,000 leasable square feet


Parking: 321-car stated capacity, 100 percent valet parked. Garage uses 156 two-car mechanical lifts to effectively double available parking space.

Architects: El Dorado and BOKA Powell.


Designers: StyleWorks (interior design), EBD (graphic, artwork, and environmental design), and Stantec (signage and environmental design).


General contractor: Kiewit Building Group.


Landscape designer: DIG Studio.


Engineers: Kimley Horn (civil), Thornton Tomasetti (structural), and ME Engineers (MEP and IT/AV).


Consultants: Group 14 Engineering (LEED), Shen Milsom and Wilke (acoustics), CDC (facade), Advanced Consulting Engineers (code), Derek Porter Studio (lighting), Access by Design (ADA), Lightbox Creative Graphics (rendering and animation), PIE, and Ninyo & Moore.
